RESIDYS (the “Fund”) is a real estate fund targeting the French residential market, aiming to provide a stable income return profile coupled with mid-to-long-term capital growth prospects. The investment strategy is to create a stable and well balanced core portfolio composed of Standard Residential Assets, VEFA Developments and Intermediary Housing, diversified by investment in Non-medicalized Senior Residences, across Paris, the Paris region and other major French urban areas.

The market opportunities for the Fund can be summarized as below:

  • Standard Residential Assets (40%-60%) - standing assets and development projects in sought after areas where growing demand considerably outstrips low supply, driving stable and resilient rental income; 
  • Intermediary Housing (20%-30%) - advantageous tax and regulatory regimes for investors in affordable housing development projects (rents 15%-20% below market rate), coupled with strong demand; and
  • Non-medicalized Senior Residences (20%-30%) - increasing demand for appropriate housing for able bodied and independent minded seniors; this is a niche market which is largely undersupplied.
